In recent years, the northern area of Bucharest has become one of the most important economic centers of Romania, concentrating the headquarters of multinational companies, modern office buildings, and thousands of employees working in fields such as IT, finance, consulting, or telecommunications. Along with the development of this new business hub, the need appeared for a shopping center that would respond to the lifestyle of the people who spend most of their day in this area. This is how Promenada Bucharest came into existence, the mall that changed the urban landscape between Calea Floreasca and Barbu Văcărescu Boulevard and which received over time the unofficial nickname of “the mall of corporate employees.” Its strategic location near the largest office buildings in the Capital, such as Sky Tower and the business complexes in the Pipera–Floreasca area, transformed it into a meeting point for employees who come here for shopping, lunch, coffee, or leisure activities.

How the Promenada Bucharest project appeared

The story of Promenada begins in the period after the global economic crisis of 2008–2009, at a time when the real estate market in Romania was going through a difficult stage. Despite the economic uncertainties, the Austrian developer Raiffeisen Evolution continued its plans to develop a large-scale project in the Floreasca area, known as Floreasca City.

This real estate project was designed as a mixed complex that would combine premium office spaces with a modern commercial area. Floreasca City included the Sky Tower office building, Floreasca City Center Office, and the Promenada shopping center, the total investment in the entire project reaching approximately 300 million euros.

The construction of the shopping center began in 2012 and involved an investment of more than 130 million euros. The works lasted approximately 22 months, and the architectural project was designed by the Romanian architecture office B23T, while the construction was carried out by the company Strabag.

Promenada officially opened its doors to the public on October 17, 2013, becoming the first mall inaugurated in Bucharest after the period of the financial crisis. At the moment of its launch, the shopping center had approximately 35,000 square meters of retail area, 140 stores, and a parking lot with around 1,300 spaces.

Why it is known as “the mall of corporate employees”

Unlike many shopping centers built in residential areas, Promenada was designed from the very beginning for a different audience. Its location next to the most important office area in Bucharest gave it a unique advantage: direct access to tens of thousands of employees working in the surrounding buildings.

Every working day, the mall is animated by employees who go out during their lunch break, participate in informal meetings, do their shopping after work, or choose the restaurants and cafés inside for moments of relaxation. This consumer behavior created a distinct identity for Promenada, different from that of classic shopping centers mainly oriented toward families and weekend shopping.

Another element that contributed to the popularity of the mall among corporate employees was its very good connectivity. Promenada is located close to the Aurel Vlaicu metro station and has quick access from the main roads of the northern area, including Calea Floreasca, Pipera Road, and Barbu Văcărescu Boulevard.

Moreover, its concept was adapted to a modern urban lifestyle. In addition to fashion stores, electronics shops, and services, the mall placed emphasis on the area of restaurants, cafés, and leisure spaces, including the development of a generous rooftop terrace of over 7,000 square meters. During the summer, it hosts an urban garden and various events, while during the cold season it has also been used as an ice skating rink and a space for thematic fairs.

The change of ownership and the development under NEPI Rockcastle

Only one year after its inauguration, Promenada attracted the interest of major investors in the real estate sector. In 2014, the South African investment fund NEPI acquired the shopping center from Raiffeisen Evolution for approximately 148 million euros, one of the most important transactions on the Romanian retail market during that period.

Under the management of NEPI Rockcastle, Promenada strengthened its position as a representative shopping center for the northern area of the Capital. Over the years, the mix of tenants has been constantly updated, and the offer of stores, restaurants, and services has been adapted to the changes in consumer behavior.

The success of the mall demonstrated that the model of a shopping center integrated into a business district can work very well in Bucharest. Unlike traditional malls, which depend to a large extent on evening and weekend visits, Promenada benefits from a constant flow of customers even during working days.

The expansion project that will transform Promenada

After more than a decade of operation, Promenada is going through the most important stage of development in its history. NEPI Rockcastle has started a large-scale project for the expansion and transformation of the shopping center into a multifunctional complex that will integrate retail, offices, entertainment areas, and an international four-star hotel.

The total investment in this new stage of development amounts to approximately 282–300 million euros and will add approximately 55,000 square meters of leasable area. The project includes new retail spaces, a hotel with approximately 200 rooms, modern office spaces, an expanded cinema, leisure areas, and a large underground parking facility. Completion is estimated for the period of 2026–early 2027.

This expansion aims to transform Promenada from a simple mall into a true mixed-use urban center, where people will be able to work, shop, have meals, participate in events, and even stay within the same complex.

The history of Promenada Bucharest reflects, to a great extent, the transformation of the northern area of the city from a space dominated by former industrial platforms and underused land into a true European business district.

From its inauguration in 2013 until today, the mall has managed to constantly adapt to the requirements of a dynamic audience, mainly consisting of active professionals, entrepreneurs, and employees of major companies. Its location near the most important office buildings in Bucharest has given it a distinct identity and brought it the reputation of “the mall of corporate employees.”

Today, Promenada is no longer just a place intended for shopping, but a landmark for the urban lifestyle in the northern part of the Capital. With the expansion project currently underway and the new facilities prepared for the coming years, the shopping center strengthens its status as one of the most important commercial and social landmarks of modern Bucharest.
