Aviației has Bucharest’s highest rents in 2026. How much a studio apartment costs and where to find cheaper homes

Aviației is the most expensive area in Bucharest for renting a studio or a two- or three-room apartment, according to data published by Anunțul Telefonic for June 2026. The average asking rent for a studio reaches €583 per month, more than €230 above the average calculated for the entire capital.
The differences are even greater for apartments. Owners in Aviației ask an average of €902 per month for a two-room apartment and approximately €1,185 for a three-room property.
The statistics are based on listings published by Anunțul Telefonic and reflect asking rents expressed in euros. These figures do not necessarily represent the final amounts stated in rental agreements, as the price may be negotiated between the owner and tenant.
How much it costs to rent a studio in Aviației
In Aviației, the average rent for a studio is €583, compared with a Bucharest-wide average of €350. The difference is €233, meaning that a studio in this neighbourhood is approximately 67% more expensive than the capital’s average.
Aviației is followed by Băneasa, where the average studio rent is €500. The next most expensive areas are Unirii, at €443, Floreasca–Dorobanți, at €426, and 13 Septembrie, where the average reaches €420.
The five most expensive areas for studio apartments are:
- Aviației – €583;
- Băneasa – €500;
- Unirii – €443;
- Floreasca–Dorobanți – €426;
- 13 Septembrie – €420.
At the opposite end of the ranking, the lowest figure in the table appears in Berceni–Giurgiului, where a studio is listed at an average of €289 per month. It is followed by Pantelimon, at €313, Titan–Dristor, at €327, Crângași–Giulești, at €331, and Drumul Taberei–Ghencea, at €337.
The difference between Aviației and Berceni–Giurgiului is €294 per month. In practical terms, the average studio rent in Aviației is more than twice the level recorded in the least expensive area included in the ranking.

Two-room apartment rents exceed €900 in Aviației
The average asking rent for a two-room apartment in Aviației has reached €902 per month. By comparison, the average for Bucharest as a whole is €533.
A tenant choosing Aviației therefore pays approximately €369 more than the city average. In percentage terms, the difference is almost 69%.
The second most expensive area for two-room apartments is Băneasa, where the average rent is €705. Floreasca–Dorobanți follows at €656, Alba Iulia–Decebal–Muncii at €649, and Universitate–Kogălniceanu at €606.
The lowest rents for this category are found in:
- Pantelimon – €428;
- Drumul Taberei–Ghencea – €434;
- Colentina–Obor – €458;
- Berceni–Giurgiului – €468;
- Grivița–Gara de Nord – €474;
- Iancului–Mihai Bravu – €476.
The difference between Aviației and Pantelimon is €474 per month. The average rent for a two-room apartment in the northern neighbourhood is therefore more than twice as high as the amount requested in Pantelimon.
Over an entire year, excluding the security deposit, utilities and any estate agency commission, the difference reaches almost €5,700.
Aviației also leads the ranking for three-room apartments
Three-room apartments in Aviației are listed at an average of €1,185 per month, compared with a Bucharest-wide average of €751. The difference is €434, meaning that rents are approximately 58% higher than the city average.
Moșilor–Dacia comes very close to Aviației, with an average rent of €1,167. It is followed by Ștefan cel Mare–Tei, at €1,066, and Floreasca–Dorobanți, at €1,017.
The most affordable three-room apartments in the table are found in Grivița–Gara de Nord, where the average rent is €525. In Pantelimon, the average reaches €530, in Militari €545, in Berceni–Giurgiului €552, and in Titan–Dristor €576.
A three-room apartment in Aviației costs, on average, €660 more than one in Grivița–Gara de Nord. The figure recorded in Aviației is approximately 2.25 times higher.
The data confirms that Aviației leads the ranking for the most commonly sought property types: studios and two- or three-room apartments. The figures shown for the area are €583, €902 and €1,185 respectively.
The ranking changes for larger apartments and villas
Aviației does not rank first for every type of property. For apartments with four or more rooms, the highest average shown in the table is in Ștefan cel Mare–Tei, at €3,500 per month.
It is followed by Floreasca–Dorobanți, at €2,250, Aviației, at €1,948, Băneasa, at €1,650, and Victoriei–Romană, at €1,578. The Bucharest-wide average is €1,399.
For houses and villas, the highest figures are recorded in Titan–Dristor, at €4,901, Floreasca–Dorobanți, at €4,897, Unirii, at €4,400, and Iancului–Mihai Bravu, at €3,500.
These categories should be interpreted with greater caution. Houses, villas and very large apartments are highly diverse properties, and the average may be strongly influenced by a small number of listings for homes with generous floor areas, premium features or exceptional locations. The absence of a figure in certain areas may also indicate that there were not enough listings to calculate a meaningful average.
Average rents across Bucharest
At city level, Anunțul Telefonic indicates the following average rents for June 2026:
- studio apartment – €350;
- two-room apartment – €533;
- three-room apartment – €751;
- apartment with four or more rooms – €1,399;
- house or villa – €2,420.
The analysis reveals a clear difference between northern Bucharest and residential neighbourhoods located farther away from the main business districts. Aviației and Băneasa dominate the small- and medium-sized housing segment, while areas such as Pantelimon, Berceni–Giurgiului and Drumul Taberei–Ghencea offer significantly lower rents.

For tenants, comparing different neighbourhoods can result in savings of several hundred euros per month. Price is not the only relevant factor, however. Proximity to the metro and the workplace, floor area, the age of the building, parking, the condition of the apartment and maintenance costs can all change the real value of an offer.
