In recent months, prices have continued to differentiate depending on the age of the buildings, proximity to Laminorului / Parc Bazilescu metro stations, and the quality of new developments.

The market is highly varied. A two-room apartment in a new or recently renovated building generally starts at around €109,000 for roughly 50 sqm. At the upper end, three-room apartments in new residential complexes can exceed €340,000 + VAT, depending on finishes and available amenities.

For rentals, the difference is less striking. A two-room apartment typically rents for €550–600 per month, similar to Bucureștii Noi or 1 Mai, depending on the building and amenities.

1 Mai: balanced rents, stable prices

1 Mai remains a go-to option for people who want Sector 1 but can’t justify the premium of the top neighbourhoods. Two-room apartments in older buildings start around €450–480 per month, increasing to €550–600 for renovated or recently insulated units.

In terms of value for money, 1 Mai is one of the most predictable and stable zones.

Chitila: the nearby alternative, with rising prices

Although not part of Bucharest itself, Chitila has become a realistic option for those who work in the north or west of the city. The average price on the secondary market is around €1,830 per sqm, more affordable than Bucureștii Noi or Pajura but steadily increasing due to new developments.

A two-room apartment in a post-2020 building typically sells for around €110,000, while modern three-room units in new complexes reach €165,000–170,000.

For rentals, a modern two-room apartment costs roughly €600–650 per month. Studios or old-stock units can drop to €300–320, though conditions are generally modest.
