A new commercial project is taking shape in Bucharest’s Sector 6, where the Yellow Tree real estate group is developing ARIA Shopping Center, its first retail center in the capital. According to information published by Profit.ro, the developer has already begun the pre-leasing phase, and the opening is scheduled for the first part of next year.

A center specialized in home & deco and technical solutions

ARIA Shopping Center is located in the Valea Cascadelor area and will offer a total leasable surface of 6,000 square meters. The project has a specialized profile, with spaces dedicated to brands in the fields of interior design, DIY, furniture, and technical solutions.

The new center is part of the Valea Cascadelor 21–23 Business Park, a commercial and logistics hub that already includes industrial operations, office spaces, and storage facilities. With an expanded area of approximately 50,000 square meters, the complex provides tenants with access to a functional ecosystem designed for businesses requiring complex infrastructure.

“ARIA Shopping Center is the only new showroom-type commercial concept currently under construction in the area. Sector 6 is going through rapid development, and demand for modern retail spaces is increasing,” said George Gardin, Country Manager of Yellow Tree Romania, as quoted by Profit.ro.

The Valea Cascadelor area has undergone major transformation in recent years. The expansion of Parcul Liniei, infrastructure modernization, and the rise of new residential developments have created growing demand for showroom-type retail spaces and specialized stores. ARIA Shopping Center aims to complement the existing commercial offer in an area already known for its DIY and construction-related retailers.

Who is Yellow Tree, the group behind the project

The Yellow Tree real estate group, indirectly controlled by British businessman Carl Bossino, has been active in Romania since 2015. According to data analysed by Profit.ro, the investors have accumulated properties in Bucharest worth approximately €75.7 million, covering around 90,000 square meters.

Its portfolio includes several notable acquisitions:

  • Olympia Tower (2023) – purchased for €15 million
  • Former Blue Air headquarters near Piața Victoriei (2022) – purchased for €5.54 million
  • Mecano Export-Import office building in central Bucharest (2022) – a €9.5 million transaction
  • The Hilton Hotel at Otopeni Airport – acquired in May 2025

The company specializes in acquiring non-performing assets, semi-finished real estate projects, and properties with financial difficulties, improving them through additional investment. According to Profit.ro, Yellow Tree’s goal was to reach a portfolio of one million square meters by 2025.

When ARIA Shopping Center will open

The developer estimates that the project will be completed and opened to the public in the first part of next year, following the conclusion of the pre-leasing phase and interior outfitting.

With a clearly defined focus on home & deco and technical solutions, ARIA Shopping Center is expected to become a new commercial landmark in Sector 6, in an area experiencing fast-paced growth and strong demand from both retailers and local residents.
